An advance payment of £150.00 is payable to Living London Property Management Limited (‘Living London’) to hold the room. This payment is non-refundable unless the Licensor withdraws from the agreement at any time prior to the commencement date. If the applicant fails the credit checks/references this deposit is non-refundable unless the Licensor agrees to the payment of the full fee in advance or to the provision of a guarantor.
Fee Payments are payable in advance on the first day of each month. The monthly fee is paid directly to Living London Property Management by Direct Debit.
The Full Deposit is five weeks’ fee in cleared funds payable before moving into the property. As stated in the License Agreement the deposit is held against damages and final cleaning costs and cannot be used in lieu of monthly fee payments. The Deposit monies are held in a non-interest bearing Client Account. Living London has Client Monetary Protection as prescribed by Law.
References will be required. Living London use a Credit Reference Agency to assess prospective residents. Please find attached the Resident Check Reference form, which should be completed by the Licensee. It is also mandatory that prospective Licensees provide a photocopy both of their passport and of a named utility bill from their current address.
The Council Tax Contribution is £150.00 per person payable prior to occupation.
Utilities are included in the monthly fee. Living London is responsible for gas, water, electricity, sewerage rates and TV Licence. Should the total cost of the combined utility costs for the property exceed £350.00 at the end of a given calendar month, the excess cost will be split equally between the property Licensees. Licensees are not permitted to change the utility suppliers. The use of electric fan heaters or similar devices is a not permitted. It is not permitted for Licensees to alter or tamper with the Hive or Nest heating controls.
Property Management is generally provided by Living London. In certain properties it will be provided by a third party and Licensee’s will be notified if this instance. In the event of any maintenance issues arising Licensees should inform Living London maintenance without delay. email@example.com Individual bedroom door locks are not permitted under any circumstances.
Professional Property Cleaning is provided by Living London regularly in all property communal areas and bedroom floors as a complimentary service. All bedrooms are professionally cleaned prior to Licensee occupation. On property check-out, rooms should be returned in the same condition as received on check in. At the termination of the agreement a cleaning cost of £75.00 is deducted from the deposit monies for the professional cleaning of the room should it not be returned and cleaned to a professional standard. This does not include any further damages. A mattress protector must be used by the Licensee on each bed.
Broadband is provided by Living London as a complimentary service. The service is provided by a third party and Living London will not be held responsible for any lack in service. The passwords and router settings are not to be changed by the Licensee’s.
Extending the agreement at the end of the agreement may be possible. Should an extension be required Licensees should contact Living London providing reasonable notice. The minimum term of contract is 5 months; thereafter the agreement remains in force with a minimum calendar month’s notice to terminate the agreement. There is a £50.00 for any variations to the Licence Agreement, this includes any room swaps.
Notice to Vacate must be received by Living London in writing. One full calendar month’s notice (days remaining until the end of the month plus one calendar month) to vacate must be given by the last day of the month and must comply with the Terms and Conditions of the License Agreement. The Licensee must have fully vacated the property by midday on the last day of the agreement. firstname.lastname@example.org
Contents Insurance for personal belongings is the responsibility of the Licensee. Bikes are not permitted in any communal internal areas of the property. The use of blu tac or any equivalent is prohibited.
The Advance payment must be paid to Living London in the form of cleared funds. The remaining balance due (completion monies) must be paid to Living London on or before the commencement date of the License Agreement. Cheques cannot be accepted. This must be paid and cleared into the Living London account 48 hours before occupation of the property. If occupation of the property is scheduled for a Monday or a weekend, funds must be cleared by the preceding Friday. Credit Card payments for the completion balance are not accepted.
